Sliding windows and lift-and-slide doors: a guide to choosing
Traditional sliding, lift-and-slide (HS), folding/bi-fold or PSK: a comparison of types, indicative maximum spans, air and water tightness, PVC or aluminium and indicative prices.

When a customer calls me saying “I’d like to open the whole thing up onto the garden”, nine times out of ten they’re thinking of a sliding system. It’s the most sought-after category and also the most misunderstood: under the word “sliding” there are at least four different mechanisms, with prices, weights and performance that have nothing to do with each other. A four-metre lift-and-slide door isn’t “a big sliding door”: it’s a different product, with different costs and different constraints.
In this guide I try to bring the same order I bring to a site visit, without selling dreams. The goal is for you to arrive at your quote already knowing which type makes sense for your opening, which material can handle your dimensions, and roughly what order of magnitude you should expect to spend.
The four families of sliding systems
Let’s start with the names, because in a showroom you’ll hear German acronyms and each one refers to a precise mechanism.
Traditional (in-line) sliding. The sashes run side by side on a track, one behind the other. It’s the classic “glass that slides across”. Affordable and light, but air and water tightness are its weak point: the sash rests against brush seals rather than compressing onto a gasket. It works well for loggias, unheated conservatories, secondary openings.
Lift-and-slide (HS, Hebe-Schiebe). This is where the meaningful difference lies. Lowering the handle lifts the sash by a few millimetres so it can slide; releasing it lowers the sash so it compresses onto the perimeter gaskets. Tightness and insulation become comparable to a hinged window. It’s the solution for large panoramic glazing onto a garden or terrace, even with very heavy sashes (over 150-250 kg per sash, as an example, depending on the system).
Folding/bi-fold sliding (FS, folding). The sashes are hinged to one another and stack up accordion-style to one side, freeing up almost the entire opening. Maximum visual impact, but more hardware, more maintenance and more joints that affect tightness. Expensive per square metre.
Parallel sliding and tilt (PSK, Parallel-Schiebe-Kipp). The sash detaches parallel to the frame and slides, or tilts at the top for background ventilation. It’s a clever compromise for medium spans: cheaper than lift-and-slide, with better tightness than in-line sliding, but with tighter weight and size limits than HS.
Comparison table
The figures below are indicative and vary considerably depending on the system, material and profile manufacturer. They’re meant to give a sense of the orders of magnitude, not to be used as a specification.

To repeat: these are indicative orders of magnitude, excluding VAT and installation, heavily dependent on dimensions, glass, colour and hardware. When each type makes sense
The choice isn’t “which is best”, but “which is right for your opening”.
- Large glazed opening, heated home, panoramic aspect: lift-and-slide. It’s the only type that gives you substantial spans with genuine window-grade tightness. Costs more but is consistent with a high-value investment.
- Loggia, conservatory, unheated room: traditional sliding. Spending on an HS where insulation isn’t needed is wasting budget.
- “I want it fully open”, wow factor: folding/bi-fold. Knowing you’re paying for the spectacle in maintenance and cost.
- Balcony, medium span, want background ventilation too: PSK. A good compromise when lift-and-slide would be over-specified.
PVC or aluminium: where the line sits
This is the question that makes the real economic and technical difference. The short answer: it depends on the size of the sash.
PVC is an excellent material for windows and for sliding systems of moderate size. It has excellent intrinsic insulation and costs less. But PVC profiles, beyond certain spans, need steel reinforcement, and on very large, heavy sashes they start to become less rigid regardless. For a normal-sized sliding door, PVC remains a sensible, well-balanced choice.
Aluminium works the other way round: the profile is structurally more rigid, handles larger, heavier sashes with slimmer visible sections. For large panoramic spans — the classic three-, four-metre-plus lift-and-slide door — it’s the material that gives the necessary rigidity without having to thicken the profiles. That’s why the large sliding systems we produce are offered mainly in aluminium for large spans.
A practical rule (not a law): as long as you stay within ordinary dimensions, PVC is competitive; once the sash becomes large and heavy, and you want slim profiles with lots of glass, aluminium takes over. Tightness and insulation: what to expect
On performance figures, honesty is needed, because a lot of tall tales get told here.
A window’s thermal transmittance (Uw) and its air, water and wind resistance classes are declared under the product standard EN 14351-1, which governs CE marking of windows and doors under the Construction Products Regulation CPR 305/2011. A Uw value should always be read as indicative for that specific system and configuration: it changes with the type of glass, the spacer, the size of the sash.
As an order of magnitude, purely as an example: a well-made lift-and-slide door with triple glazing can achieve Uw values in the region of 1.0-1.4 W/m²K depending on the system, while a traditional in-line sliding door, by its very construction, struggles to reach those levels. That’s not a flaw: it’s the physics of the mechanism. If insulation is the top priority, HS or a good hinged window will outperform an in-line sliding door. One point I always repeat: an excellent window loses much of its performance if installed badly. Installation needs to be carried out to a proper standard under UNI 11673; I’ll just flag this here, as it’s a subject in its own right.
When it’s NOT worth it
Against the grain, but it’s the advice I give most often. A sliding or lift-and-slide door isn’t always the right choice.
- Small or medium opening: for an ordinary kitchen or bedroom window, a hinged or tilt-and-turn sash insulates better, costs less and needs less hardware. Fitting a lift-and-slide door on a modest opening is nearly always over-specified.
- Limited budget on a large span: if price matters more than aesthetics, consider a two-leaf hinged French door instead of an HS. It works, and costs a lot less.
- Maximum insulation, cold climate: in-line sliding isn’t the right candidate here. Better a quality HS or a hinged window.
- Minimal maintenance: a folding/bi-fold door has many joints and gaskets; if you want something that won’t give you headaches for years, it’s the most demanding type.
That said, when the opening is large, the aspect deserves it and the house is heated, a lift-and-slide door is one of the greatest satisfactions a window or door can give. There, the higher price is justified.
FAQ
What’s the difference between a sliding and a lift-and-slide door? In a traditional sliding door, the sash slides while resting on brush seals, with limited tightness. In a lift-and-slide door (HS), the sash lifts to slide and then lowers, compressing onto the gaskets: tightness and insulation become comparable to a hinged window. This is the key difference for anyone after a large, well-insulated glazed opening.
Up to what size can I go with a sliding door? It depends on the system, the material and the weight of the glass. An aluminium lift-and-slide door can handle very large, heavy sashes, even over 200 kg per sash as an order of magnitude. The exact figures are set by the chosen system: they need to be verified at design stage, not promised up front.
PVC or aluminium for a large sliding door? For moderate dimensions PVC is competitive and well insulating. For large panoramic spans, where large, heavy sashes with slim profiles are needed, aluminium gives the necessary structural rigidity. The line isn’t sharp: it depends on dimensions and budget. How much does a lift-and-slide door cost? As an order of magnitude, prices start indicatively from around €700-1,100/m², excluding VAT and installation, but the real figure depends heavily on dimensions, glass, colour, hardware and material. Only a quote based on your actual measurements gives a reliable figure.
Does a sliding door insulate as well as a hinged window? A lift-and-slide door (HS) does, because it compresses the gaskets. A traditional in-line sliding door doesn’t: by its construction, it has lower tightness. If insulation is the priority, choose HS or a hinged window.
Does the price depend on installation too? Yes. Installation to UNI 11673 affects the final result and is quoted separately. A good window installed badly loses much of its performance: it’s worth checking this aspect too, not just the product.
In summary
There’s no single best sliding system: there’s the right one for your opening. For large glazing onto a garden or terrace, in a heated home, an aluminium lift-and-slide door is the solution consistent with a high-value investment. For more modest dimensions, PVC remains balanced and affordable.
