Climate characteristics and building heritage

Florence lies in climate zone D, with around 1,821 degree days: moderately cold, damp winters, with occasional frost on the coldest nights, and very hot, sultry summers, with temperatures consistently above 35 degrees and extremely intense solar radiation on south- and west-facing elevations. The Florence basin, enclosed by the hills of Fiesole, Bellosguardo and Settignano, heightens summer air stagnation and the heat-island effect. On the building front, Florence is dominated by its UNESCO historic centre, one of the most protected settings in Europe: Renaissance and 19th-century buildings, medieval tower-houses, and vernacular working-class buildings with painted timber shutters, pietra serena stone sills, cornices and string courses. The Campo di Marte, Cure and Coverciano districts host high-quality Umbertine apartment blocks and Art Nouveau villini. The Isolotto, Novoli, Rifredi, Gavinana and Galluzzo areas hold a stock of 1960s-80s residential blocks, while the hill and suburban belt (Bagno a Ripoli, Fiesole, Settignano, San Domenico) is characterised by restored farmhouses, villas and high-quality semi-detached houses, where thermal insulation is often combined with landscape-protection requirements.

Most common replacement types in Florence

The most frequent job in our Florence projects concerns the historic centre and 19th-century districts, where the Superintendency permits only traditional painted timber windows or high-end wood-effect PVC with shaped trims and a glazing bar design consistent with the original. The most requested solution is the Salamander Streamline 76 profile in cherry, walnut or Florentine green finish, combined with 33.1-15-4 low-E laminated glass with argon fill. The second recurring type of work is the supply of selective solar glazing for blocks in Campo di Marte, Cure, Isolotto and Novoli, to curb summer overheating on south- and west-facing units: glazing with a solar factor g between 0.28 and 0.35 and light transmission of 65-70%. The third typical job is the full window refurbishment of restored farmhouses and country houses in the hills, where we supply wood-effect or wood-aluminium bluEvolution 82 PVC profiles to replace old timber windows, combined with triple glazing to reduce heating demand and improve the energy rating. Finally, in properties in the centre we regularly propose aluminium shutters painted in an antiqued tone to replace historic timber shutters now in poor condition, keeping the external appearance unchanged.

Local restrictions and tax incentives

Florence's historic centre, a recognised UNESCO World Heritage site, is subject to the strictest restrictions in the whole region, enforced by the Superintendency of Archaeology, Fine Arts and Landscape for the Metropolitan City of Florence and by the Municipality of Florence's Building Regulations and Urban Planning Regulations, which set out in detail the permitted materials, finishes, layouts and shutter and window colour tones. Even outside the UNESCO perimeter, large parts of Campo di Marte, Cure, Galluzzo and Fiesole are subject to landscape restrictions. Every project requires a preliminary eligibility assessment and, in many cases, a planning application with the related landscape authorisation.
