Climate characteristics and building heritage
Rome falls within climate zone D, with around 1,415 degree days: mild but rainy winters, long hot summers, and marked daytime temperature swings, especially in the transitional months. High relative humidity and frequent scirocco episodes make good air and water tightness in windows essential, while the summer sun calls for adequate solar shading on south- and west-facing elevations. The Capital's building stock is extremely varied. In the historic centre, protected as a UNESCO World Heritage site, late-16th- and 19th-century buildings predominate, with arched openings, folding timber shutters and travertine sills. Boroughs II and III concentrate Umbertine apartment blocks and Art Nouveau villas in Parioli, Salario and Monte Sacro. The Tuscolano, Prenestino, Tiburtino and Portuense areas are characterised by economy and social-housing blocks from the 1950s, 60s and 70s, built with construction techniques that still lacked thermal breaks. The EUR district retains Rationalist buildings and 1960s-70s residences, while Mostacciano, Casal Palocco, Olgiata and Axa host single- and two-family villas from the second half of the twentieth century. The eastern and south-eastern outskirts, between Tor Bella Monaca, Romanina and Anagnina, feature high-density 1970s-80s apartment blocks, today often the subject of major refurbishments.
Most common project types in Rome
Four types of work recur most frequently in Rome's buildings. The first is the replacement of old anodised aluminium windows without a thermal break, still very common in blocks built between 1965 and 1985, with very visible results both in reduced heat loss and in eliminating condensation on the frames. The typical solution involves Salamander Streamline or bluEvolution 82 profiles with 4-18-4-18-4 low-E laminated glazing with triple argon fill. The second frequent case is the energy upgrade of stately apartment blocks in Parioli, Trieste and EUR, where the client wants better performance without altering the original design of the windows: we use wood-effect profiles (cherry, walnut, mahogany) with matching internal trims and natural stone sills. The third recurring case is 44.2 acoustic laminated glazing for street-facing units on via Cristoforo Colombo, Cassia, Aurelia, Tiburtina and the Grande Raccordo Anulare, where outdoor noise levels consistently exceed 65 dB. Finally, for ground and first floors in outlying areas we regularly supply Maco MultiMatic hardware in RC2 anti-burglary class, with mushroom-head cams, security strike plates and P4A anti-shatter laminated glass — a solution also requested in many villas in Olgiata, Castelverde and Casalpalocco.
Local restrictions and tax incentives
In Rome's historic centre and in the protected areas of Boroughs I and II, the Special Superintendency for Archaeology, Fine Arts and Landscape (Soprintendenza Speciale Archeologia Belle Arti e Paesaggio) imposes strict restrictions on materials, profile sections, glazing bar layouts and external finish tones. In many cases the only permitted solution is timber or wood-effect PVC with shaped internal trims and matt finishes. Rome Capital's Building Regulations also set specific requirements on architectural character in areas of particular value. For works in shared buildings, overall architectural character must always be respected, with possible prior notice to the building manager.
